Having leveled many homes in the central Texas area, Boley’s Smart Foundation Repair prides itself on quality workmanship and customer service. We have prepared these commonly asked questions as an informational tool for our future customers. Please feel free to contact us if you have any further questions.   • Water and Electricity need to be on at the property or extra charges will apply.
  • Valuables hanging on walls, shelving and or furniture need to be secured.
  • We need access to electric breaker box.
  • Pets need to be secured so crew has free access.
  • Generally, the homeowner does not need to be present for us to begin work since most of the work is on the exterior of the home. However, our crew will need access to the inside and outside of property for the duration of the job.
  • It is a good idea to check in with the crew foreman on the first day to establish access to the property and go over any special circumstances that may exist.
  • Our crews may arrive as early as 7am and generally leave by 4pm.
  • E-Check – if paying by check an E-Check can be done over the phone when our office contacts you for payment. E-Checks are the same as writing a check but with the safety of not having a paper check get lost in transition. When an E-Check is processed by one of our office staff you receive an email confirmation of the payment quickly.
  • Check or cash – arrangements can be made for us to pick up check or cash if necessary.
  • Credit Cards – credit cards are processed over the phone with one of our office staff. As stated in the Foundation Repair Agreement, there is a 3% charge on all credit card transactions.
  • We do NOT ask for money in advance of us starting a job. Most jobs require first half payment at start of job and balance once we finish back filling the holes.
  • In many cases cracks may close up or improve, however, we cannot guarantee cracks in bricks or sheetrock will close up, nor can we guarantee that new cracks will not form as a result of the leveling process.
  • We cannot guarantee doors will open and close better after the leveling process.
  • Doors may have to be adjusted post lift for them to function properly.
  • The areas where piers are installed dirt will be backfilled and left mounded to allow for settlement as well as to achieve positive drainage away from the foundation. In some cases these holes may sink especially after rain or heavy watering.  In such cases it is the homeowner’s responsibility to bring in dirt to fill the holes back up. The home owner should maintain positive drainage away from foundation.
  • Boley’s Smart Foundation Repair will temporarily remove any plants, bushes or shrubs that impede access for pier installation. However, we cannot be responsible for the condition of the plants in question. If homeowner desires, they can hire an independent nursery to professionally remove and replant said items.
  • If a sprinkler system is present and there are spray heads in the areas where piers are to be installed it is best for the owner to mark those heads. This will help the crews when digging to try and maintain the integrity of the sprinkler system. Boley’s Smart Foundation Repair is not responsible for broken sprinkler lines or heads that interfere with the installation of piers.
  • 6 to 8 weeks is recommended before making cosmetic repairs. This will give the area affected from the leveling process time to relax and settle.
  • Generally most repairs can be done a couple of days after the leveling process, however in some cases sheetrock repairs can experience hairline cracking if immediate repairs are made.
  • Any plumbing company or engineer are third party vendors and in no way represent Boley’s Smart Foundation Repair. We schedule and pay them for your convenience and protection. Boley’s Smart Foundation Repair is in no way responsible for the services they perform and there are no warranties for their work either issued or implied. Home owner may use their own licensed master plumber for the post repair hydrostatic test and provide Boley’s Smart Foundation Repair with a copy of the test results within 30 days.
    • Plumbing
      • A plumbing company will be assigned to perform a hydrostatic plumbing test on the sewer lines underneath the foundation to ensure there are no under slab leaks after the foundation is leveled. A work order is issued to them from Boley’s Smart Foundation Repair and they will schedule the test themselves using the customers contact information we have on file.
      • If the test is included in the agreement it is to test a standard sewer system with one trunk line and a useable clean out. If there is no useable clean out or the system has multiple trunk lines there will be additional charges due from the home owner negotiated and paid directly to the plumber.
      • If a leak is detected it is the home owner(s) responsibility to contract with a licensed plumber to have the leak(s) repaired in a timely manner (60 days) and provide a passed hydrostatic test to Boley’s Smart Foundation Repair.
      • Failure to repair under slab plumbing leaks will void your warranty.
    • Engineering
      • We use an independent engineer to provide engineering certifications or reports after the house is leveled. A work order is issued to the engineer and he sets his own schedule. Typically these are done on Saturdays and they usually take about 30 minutes of your time.
      • It can take 4-6 weeks for us to receive a certification back from the engineer. Once received will retain a copy for our records and forward a copy to the
  • Yes, we haven’t lost a house yet, unfortunately many of our competitors have dropped or rendered houses uninhabitable.
  • If interior piers are being installed some furniture and finish flooring may need removal and re-setting. This is the responsibility of the owner.
  • Concrete patches will be visible while we strive to make the appearance of them as pleasing as possible by the nature of concrete and its properties the older your original concrete is the more obvious the patch will be. This is mainly a color issue and in no way affects the structural integrity of the concrete patch.
